Leaks in your home can remain hidden for days, weeks, months, or even years. But even intermittent leaks can cause significant problems throughout your home, including wood rot, damage to insulation, mold/mildew growth, and even an increase in your water bills.

Under the Sink

This may seem obvious, but many people neglect the cabinets under their sinks. Washers can wear out over time, joints can loosen, and drain lines can develop cracks, leading to slow, hidden leaks that go unseen and unnoticed until there is widespread damage.

Air Conditioner Condensate Line

Air conditioners have a drainage line that collects condensation and redirects it outside or to a designated drain in the home.

This condensate line can clog, come loose, or wear out over time, leading to a slow leak that will often go unnoticed. If it is clogged, you can simply clear the clog, but if the condensate line is damaged, then you will need to replace it to prevent the unit from leaking.

Behind the Toilet

Toilets are often associated with internal leaks, like a loose seal or a warped stopper that doesn’t quite prevent the water from flowing from the tank to the bowl, causing the toilet to constantly run. While this is a problem that can waste a lot of water, it won’t cause damage to the home like an active leak from the supply line or floor drain.

Generally, if your toilet hasn’t developed problems in 20 to 30 years, then it’s a miracle. Toilet connections can and do wear out, so you should inspect them regularly to spot leaks behind the toilet and below the toilet.

Inside Walls and Ceilings

Given that plumbing lines are not always visible, especially in the main areas of the home, it should come as no surprise that leaks can go unnoticed behind the walls and inside the ceilings.

To find hidden leaks inside the walls and ceilings, you can use a pin or pinless digital moisture meter. Take readings from the baseboards, ceilings, and any areas where you may suspect a leak.

If you don’t want to invest in a moisture meter, you can try to confirm whether there is a leak by pressing a dry paper towel against the wall to detect moisture before stains appear. If there is any sign of dampness on the paper towel, it’s likely that you have a leak or a severe condensation problem.

Around the Base of the Water Heater

Water heater leaks are rarely obvious, especially since these appliances are designed with a temperature and pressure (T&P) discharge pipe that can often release water to a nearby floor drain when the temperature/pressure inside the tank is too high.

You should also look for puddles or corrosion on the top and near the base of the water heater. The connections that enter on the top of the water heater and the drain valve at the base of the water heater can come loose or begin to fail over time.

The isolation valve on these plumbing lines is notorious for developing leaks, and the actual base of the tank can also begin to leak due to an internal tank crack, especially if the tank is over 15 years of age.

Behind Refrigerators, Dishwashers, and Other Water-Using Appliances

Any water-using appliance will require an inlet line for the water to enter the appliance. Depending on the type of appliance, you may have a single inlet line, such as on a refrigerator with an ice maker, or you may have multiple inlet lines for hot and cold water, like on your dishwasher or washing machine. These appliances can also have drain lines that may develop leaks over time.

Look for puddles or corrosion near the base where the drain lines commonly exit the appliance, and inspect inlet hoses for any loose connections or damage.

Where the Outdoor Faucet Protrudes From the Wall

It’s not uncommon for leaks to develop outside the home, and they can frequently go unnoticed due to the assumption that any water outside is from rain, snow, or condensation. However, you should still make a point to inspect any plumbing connections regularly, even if they are outside the home.

Leaks at the outdoor spigot tend to occur when the temperature drops overnight, freezing the water in the line. The frozen water naturally expands, putting pressure on the fixture from the inside, which can cause the valve to break or may even cause the pipe to crack. These leaks may simply flow down the side of the house and drain away, but they may also flow back inside the home, causing unseen damage.
